Tax return for renting my mums house

Hello

I don't live in the UK, so manage my mums legal & financial affairs at a slight distance - I am not overly familiar with UK Revenue, but read as much as I can online. I did read on this forum a while ago, that renting out a property, in this case I have rented out my mums house as she is in long-term care under section 117, I need to file a 'self-assessment' tax return for my mum.

Is there one good source of information/help for the issues involved in filing such a claim?

I am also wondering if I can off-set costs in getting the property up to a standard for rental.

Self assessment returns need to be filed for each tax year to 5 April by 31 Jan

In general repairs needed to bring an asset into first use are not allowable deductions, so costs to bring it up to first letting would not be allowed, however once let repair costs are deductible.

If considerable costs are involved it may be better to seek the advice of a reputable accountant, as HMRC come down heavily on errors on rental income properties if they are found.
