Selling house with no POA to pay for care

We need to sell my mum's house to fund her dementia care home, we don't have a POA in place, what is the best options, we have 12 weeks so don't have time to apply for court of protection.

Only option for selling the house relatively quickly is to enclose a free urgent application with the deputy application.
You could also try to negotiate a loan from the Local Authority.

Hello and welcome.
Honest answer would be give the keys to social services it's their problem not yours.
It may be possible to get a deferred payment agreement in place but social service would be my first port of call, does she have a case worker already or are they not involved yet. K

We do have a social worker in place of sorts we will ask them for advise, but they wont kick her out as if im correct they now have duty of care, thanks for the advise.

You could tell the LA to apply for deputyship, all costs including deputy fees would come out of mum's funds.
A big disadvantage is that the LA choice of deputy will have total control, you will have no say in financial decisions.
