My dad is self funding. He had to leave his care home as the home was judged as not meeting his needs.
The home has now charged a dilapidation fee of almost £500 pounds.
Does this seems excessive?

It depends what they consider dilapidated and in need of repair/renewal - decoration/carpet/furniture/sanitary ware/????

What does the contract say about a dilapidation fee?

Thanks for your reply.
They have not listed anything. Just deducted it from a refund of overpaid fees without explanation.

Does the contract allow for this fee?
If 'yes',does it say how it is calculated?
If 'no' , why are they charging it?

The home I was looking at for mum had a 1% per year fee. So buy for eg 100k, lose 1k each year. Didn't think it too bad. A sheltered block locally was in the paper this year when all tenants we asked to stump up 2k towards replacing some windows.
I am sure they will send you a copy of the contract if you cannot find it.
